About Flake Epoxy Flooring
Flake (or chip) epoxy flooring is the most popular system we install, and for good reason: it’s tough, forgiving, slip-resistant, and looks fantastic in almost any colour scheme. Decorative vinyl flakes — small multi-coloured chips — are broadcast into a freshly rolled epoxy base coat, then locked in under a clear topcoat. The result is a hard-wearing, seamless floor with a subtle texture and a speckled, terrazzo-like appearance that hides dust, tyre marks and minor imperfections far better than a plain solid colour.
It’s the natural choice for garages, workshops, laundries, alfresco areas and interior spaces that need to handle real life. The flake adds grip underfoot, so the floor is safer when wet than a high-gloss surface, and because the chips are broadcast to full rejection (a complete cover), the look is consistent across the whole slab. Dozens of flake blends are available — from subtle greys and earth tones to bold, high-contrast mixes — so the floor can be matched to your home or kept neutral and timeless.
As always, the system is only as good as its preparation. We diamond-grind the slab to the correct profile, repair cracks and joints, moisture-test, and prime before any decorative work begins. The base coat is rolled, flakes are broadcast by hand to a full bed, and once cured the excess is scraped and vacuumed back before the clear topcoat goes down. You can choose a polyurethane topcoat for a hard, glossy finish or a polyaspartic topcoat for fast cure and UV stability — handy if the floor sees sunlight or you need to be back in the space quickly.
Flake systems hit the sweet spot of price, durability and looks, which is why they’re our highest-volume residential finish. A standard single or double garage is completed in two to three days and backed by our ten-year written warranty. Whether you want a clean, neutral garage, a hard-wearing laundry, or a textured alfresco that won’t turn slick in the rain, a flake epoxy floor is a dependable, great-value answer — and we’ll bring sample boards to your free on-site quote so you can see the blends in your own light.

Coating Systems for Flake Epoxy Flooring
We recommend the right system for how you use the space and the condition of your slab. The systems best suited to flake & chip epoxy flooring are:
- Flake & Chip Broadcast Epoxy — Decorative vinyl flakes broadcast into an epoxy base coat and sealed — the most popular all-round system for garages and high-traffic floors.
- Polyaspartic Coatings — Aliphatic polyurea coatings that cure fast and stay UV-stable — used as a high-performance topcoat or full build for speed and sun resistance.
- Anti-Slip & Safety Coatings — Graded aggregate bound into a coating to deliver measurable AS 4586 slip resistance for ramps, wet areas, kitchens and pool decks.
Not sure which is right? Our coating systems guide compares durability, cost, UV stability and cure time side by side.
Surface Preparation Comes First
The single biggest factor in whether your flake epoxy flooring lasts is what happens before the coating goes down. We diamond-grind the concrete to the correct CSP 2–3 profile, moisture-test the slab, structurally repair cracks and joints, and apply a penetrating primer. Skipping any of this is exactly why cheap coatings bubble, peel and delaminate within months. Read more about how we prepare concrete.
Pricing & Timeframe
As a guide, flake & chip epoxy flooring typically costs from around $45–$80 per m², depending on the system, the size of the area and the condition of the concrete. Every quote is a fixed price confirmed after we inspect your floor in person — there are no hourly surprises. Most residential floors are completed in a few days, and every job is backed by our 10-year written warranty and $20 million public liability public liability cover.

Surface Preparation
We diamond-grind the concrete to the correct profile, test for moisture, repair any cracks or damage, and apply primer. This step decides whether your floor lasts 10 years or 10 months.
- 03
Base Coat Application
The epoxy base coat is applied to the prepared surface. For flake systems, decorative chips are broadcast at this stage. For metallic systems, pigment and metallic powder are worked into the wet coat.
- 04
Topcoat & Sealing
A clear polyurethane or polyaspartic topcoat is applied for protection, sheen and slip resistance. This is the surface you see and walk on.
- 05
Cure & Handover
Light foot traffic typically within 24 hours, full vehicle or heavy traffic within 72 hours. We walk through the finished floor with you and leave the site clean.

Flake & Chip Epoxy Flooring Reviews
Real projects across Sydney, from single garages to multi-thousand-square-metre floors.
“Great communication from quote to finish. They did the garage and carried the same flake into the laundry so it flows. Clean, on time, and they left the site spotless. The floor wipes clean in seconds now.”
Flake Epoxy Flooring — FAQs
How much does flake epoxy flooring cost?
A flake system generally costs $45 to $80 per square metre. The final price depends on slab size, the condition of the concrete and the topcoat you choose. Larger areas are more cost-effective per square metre. We provide a written fixed-price quote after inspecting the floor.
What’s the difference between flake and chip epoxy?
They’re the same thing — “flake” and “chip” both refer to the small decorative vinyl pieces broadcast into the epoxy. Some suppliers call them colour flakes, others colour chips. The system and the finished look are identical.
How long does a flake epoxy floor take?
Most single and double garages take two to three days: grinding and prep on day one, base coat and flake broadcast next, then the clear topcoat. Light foot traffic returns around 24 hours after the topcoat; vehicles after about 72 hours.
Is a flake floor slippery?
No — the flake adds a subtle natural texture that improves grip compared with a smooth gloss floor. For wet areas or wash bays we can broadcast additional fine anti-slip aggregate into the topcoat for extra traction.
Can I choose the flake colour?
Yes. There are dozens of standard flake blends, and we bring sample boards to your quote so you can see them in your space. Blends range from subtle, neutral greys and tans to bold, high-contrast mixes. We can also adjust flake size for a finer or chunkier look.
How durable is flake epoxy?
Very. A correctly prepared flake floor handles vehicles, foot traffic, dropped tools and chemical spills for 10 to 20 years. The clear topcoat is the wear layer and takes the abrasion, protecting the colour and flake beneath. We back ours with a ten-year written warranty.
What if my concrete is cracked or stained?
Cracks, pitting and oil stains are dealt with during preparation. We grind out contamination, fill cracks with structural epoxy, and the flake actually helps disguise minor imperfections in the slab. Significant structural cracking is the one thing we’ll flag honestly before proceeding.
Can flake epoxy be used indoors and outdoors?
Yes. Flake works well in garages, laundries and interiors, and with a UV-stable polyaspartic topcoat it suits covered alfresco and patio areas too. For full sun exposure we’ll specify the right UV-stable topcoat so the finish doesn’t amber.
